Urban planning represents the point of convergence between strategic territorial development and technical-regulatory feasibility. Studio Protasi operates in land transformation and regeneration through the drafting of implementation tools that balance development needs with landscape preservation and zoning regulations.

Our key areas of intervention include:

• Subdivision Plans (PL): Detailed urban design for new residential, industrial, commercial, and artisanal developments. Definition of volumetric layouts and the essential territorial infrastructure for new sector developments.
• Multi-year Agricultural-Environmental Improvement Programs (PAPMAA): Drafting of instruments for rural land enhancement in accordance with Tuscany regional regulations. In protected areas, these programs act as implementation instruments, including the drafting of formal Technical Implementation Rules (NTA).
• Restoration & Regeneration Plans (PdR): Targeted interventions for the redevelopment of existing buildings and historical centers. The Studio manages the morphological and functional recovery of assets, preserving the site’s architectural identity.
• Infrastructure & Urbanization Design: Executive design of primary and secondary infrastructure: utility networks (sewerage, water, lighting), road systems, pedestrian and cycle paths, parking lots, and public green spaces.
