The Evolution of a Profession: from 1999 to the Future The activity of Luca Protasi, Eng. is built upon over 26 years of direct experience in the construction, surveying, safety, and real estate management sectors. This journey began in 1999 with a professional internship and culminated in a Master’s Degree in Civil Engineering and membership in the Order of Engineers of the Province of Siena (Section A). Today, Studio Protasi provides integrated solutions combining engineering rigor with the practical efficiency gained through decades of field experience.

Milestones and Consolidated Expertise Throughout more than two decades of private practice, Luca Protasi has received significant technical assignments on behalf of Public Entities, Judicial Authorities, and prestigious private clients, acting as an external consultant and lead designer on high-complexity projects.

Engineering, Design, and Public Works

• Building and Structures: Design and construction of complex residential buildings, focusing on passive timber houses in high-seismicity zones. Restoration of historic complexes, corporate offices, and full renovations.
• Analysis and Safety: Seismic retrofitting studies for schools using FEM modeling and health and safety coordination (D.Lgs. 81/08).
• Infrastructure and Territory: Design and Construction Management of RV parking areas (Siena and Montepulciano), road infrastructure, and related urban works.
• Institutional Collaborations: Specialized consultancy for the Municipalities of Montepulciano, Siena, and San Casciano dei Bagni, the USL Toscana Sud Est Health Authority, and the Belluno Dolomites National Park.

Specialized Surveys and 3D Technology Founding partner of 3Dimensiony S.r.l.s., a company specializing in high-precision 3D Laser Scanner surveys.

• Significant Experiences: Surveys of the Cathedral of Montepulciano, the Bishop’s Palace, and the Chianciano Terme Thermal Park. Surveys of the Courthouse of Rome (Piazzale Clodio), portions of the Vittoriale degli Italiani, and historic estates like Villa Buschetti.
• Heritage and Estates: Comprehensive surveys of agricultural estates and residential complexes up to 20 units, managing the complex architectural volumes typical of the Tuscan landscape.

Appraisal and Management

• Forensic Activity: Since 2003, he has served as a Technical Consultant (CTU) for the Court, performing asset appraisals and technical evaluations for large-scale real estate complexes (up to 7,000 sqm).
• Condominium Management: Since 2015, the role of Technical-Manager has ensured exceptional supervision, combining administrative expertise with a solid multi-disciplinary technical foundation.

2026 – Present | Civil and Environmental Engineer Member of the Order of Engineers of the Province of Siena (Section A) Evolution of Studio Protasi into an integrated engineering and multidisciplinary coordination firm. The practice focuses on the global management of complex projects, combining the new Master’s level qualification with decades of consolidated field experience.

2003 – 2025 | Private Practice (Chartered Surveyor / Graduate Surveyor) Over twenty years of independent practice dedicated to design, construction management, and specialist consultancy for Public Bodies and private clients. This period saw the development of the Property Management division and a specialization in high-tech 3D laser scanning surveys.

1999 – 2002 | Training and Technical Collaboration Beginning of the professional journey with a two-year internship followed by activity as a technical draftsman. A crucial phase dedicated to on-site training, understanding construction dynamics, and establishing direct dialogue with local construction firms.
